Types of Maintenance and Repair Services
There are two main types of maintenance services within the automation and security industry for gates, barriers, blockers, bollards, garage door automation or even access control. They are reactive maintenance and pre-planned preventive maintenance.
Reactive Maintenance – With Repairs ↓ show more detail ↓
Reactive maintenance is classed as an emergency breakdown service, where we are contacted by a customer who for example has an electric gate breakdown. We then react within a specified timeframe to visit and attend to the electric gate failure in a similar way that the AA would attend to a car breakdown.
You can see from the photos below taken by our service engineers when attending electric gate breakdowns, how the underground gate operators or motors end up in poor condition due to lack of regular servicing, eventually resulting in complete failure. This can then present those responsible for the electric gates with unexpected and costly repair bills.
Portcullis Gate Automation often take on new customers that have had gates installed for five years or more, but have never invested in a gate maintenance visit. Just like your car, without regular maintenance it will eventually break down and fail because they have moving parts that often work under great loads. If it is an automated commercial gate that fails it can block an entrance altogether turning it into a commercially expensive delay to the business.
Pre-Planned Preventive Maintenance ↓ show more detail ↓
Pre-planned preventive maintenance is a scheduled maintenance contract where Portcullis Gate Automation engineers located at our regional offices based in Kent, Buckinghamshire and Berkshire visit a customer site once, twice, three or even four times per year depending on how busy the site is. Everything is serviced and correctly maintained to reduce the risk of failure.
Pre-planned preventive maintenance is also a cost saving exercise for you the customer. By planning ahead you are avoiding the possibility of breakdowns which usually happen if you do not maintain this important equipment.
Gates, barriers, blockers, bollards, parking systems, turnstiles and even garage doors need to be in good maintained condition especially in commercial environments. Portcullis Gate Automation is responsible for maintaining reliable gate automation in the elephant enclosures at Howletts and Port Lympne Animal Parks in Kent. This is a priority service requirement at Howletts and Port Lympne to ensure the health, welfare and safety of the keepers as well as the elephants.
In attractions such as these with high numbers of the public visitors evidence of regular maintenance is a statutory requirement and failure to do this will usually invalidate insurance cover.
An audit trail of the maintenance contract demonstrates that as the property manager or building manager you have employed professional electric gate engineers to check the relevant systems are working which fulfils your duty of care.
As a gate automation company we keep a file on every customer which includes all installation visits, maintenance visits, general visits and how any works are carried out i.e. a technical file.
